Use this calculator to get an indication of how much you could borrow based on your income.

What you'll need

The calculator will ask you for your income and a property value.

If you've already started looking for properties, you can enter a property value into the calculator, and we'll show you your Loan to Value (LTV) ratio. This will allow you to check the rates that are available to you.

If you've not found a property yet, just enter your gross annual income (yearly income before tax) and we'll show you the maximum amount we could lend you based on your income alone.

Please note that the figure provided does not take account of your individual circumstances, such as your household expenditure, your credit history or the condition of the property. We strongly recommend that you contact your local branch to get a Decision in Principle, which is a personalised estimate of how much you could borrow. Please also refer to the 'Important information' section below.
